Monthly Property Statistics Show an Upward Trend in Sales

HMRC’s latest monthly property transaction statistics for June 2025 reveal an encouraging rise in both residential and commercial property sales

Residential and Commercial Sales on the Rise

Heather Powell, Head of Property, said:

HMRC’s latest statistics for the number of properties sold in June 2025 provide some much-needed good news for Rachel Reeves. 95,080 residential properties were sold, and the sale of commercial properties is also on an upward trend, with 10,190 sales reported.

The figures show both markets edging closer to typical levels of activity seen over the past three years – if unusual peaks and troughs triggered by changes in Stamp Duty Land Tax (SDLT) rates are excluded.

Returning Towards Pre-Pandemic Norms

Both monthly totals are approaching the average number of sales per month, based on levels of activity reported for the last three years, if we ignore peaks, and subsequent troughs triggered by changes in Stamp Duty Land Tax (SDLT) rates.

This suggests that, after a period of volatility, the property market is beginning to stabilise – a positive sign for investors, developers, and advisers operating in the sector.

A Key Economic Indicator

Beyond the property market itself, transaction volumes are often seen as a reflection of wider economic confidence. As Heather explained:

Property transactions are a good barometer of the health of the economy, both businesses and individuals commit to major transactions when they are feeling confident and optimistic about the future. The Chancellor will be hoping that this trend will continue, and the other economic statistics will follow.
